Thanks so much for the diligent inspection. I felt I got an accurate and valuable review of the issues I may have with my potential purchase as well as good follow up on your part with the selling agent. Since the selling agent was not my agent it was very useful that you personally contacted him to work through a potential show stopper with the radon testing. I think the quick agreement about the radon mitigation was directly related to your willingness to run another test and the selling agents confidence that you had done the test well.

I want to thank you so much for the thorough inspection you did on the property I was purchasing in Niwot. Since I am a Realtor as well as a Buyer I have had the opportunity to work with many inspectors. One of my biggest complaints is that they often tend to be alarmists. I have, at times, had deals fall apart because an inspector scares the Buyers out of buying the house rather than helping them understand what repairs are crucial and which are merely cosmetic. As with this home, sometimes-building codes have changed but no damage has resulted. You pointed items out, explained without undue persuasion, and let us decide how to handle the issues. You did not tell us to insist on unnecessary, expensive updating. Your report is clear and concise and easy to read and understand. I like the photos that point out problem areas. I'll be happy to recommend you to friends and clients.
